Identify conditions and locations from which ground moisture may intrude

Moisture has always been known as a culprit that damages the structures and brings about costly mitigating measures. Site grading plays an important role in managing the surface drainage within a property and preventing moisture traps in the near vicinity of foundations. A well-planned grading plan considers the amount of runoff that a building might be exposed to during heavy rains and will design drainage facilities that will accommodate the heavy rainfall.

Certain types of soil material (e.g. clay soils) have the ability to absorb and contain the moisture, as opposed to those that allow moisture to pass through (e.g. granular and sandy soil). Both types of soil can be damaging to structure and cause moisture intrusion when protection is inadequate.

Private Eyes Engineers will perform a comprehensive site evaluation to identify and assess the:

  • Existing conditions from which moisture has a potential to intrude,
  • Grading and hydrology analysis to identify the amount of moisture exposure and runoff control, and
  • Soil conditions to identify the building’s moisture interface and soil type under the foundation.

Additionally, the report will outline a mitigation process.
